Let fun begin on beachfront
The bad news is that
Asbury Partners still hasn't come up with a plan for the retail
redevelopment of Asbury Park's
beachfront. The good news is it seems to have found new partners capable of
creating one that will work.
We have been critical of Asbury Partners in recent months for
its failure, nearly 3 1/2 years after it was chosen to lead the
redevelopment of the beachfront, to develop a plan for the retail portion
of the project. It recently announced it was joining forces with Madison
Marquette, a national retail real estate specialist, to create a retail
master plan, which it will unveil in six months. It has an ambitious 2010
timetable for completion of the retail phase.
Madison Marquette, which will be a partner in the retail
portion of the beachfront redevelopment, will bring increased credibility
and financial viability to the project. It has 20 people assigned to
developing a new vision and sales and marketing strategy. That working
group has teamed up with a renowned architect, Deal native David Rockwell
of the Rockwell Group in Manhattan.
Madison Marquette is essentially working with a blank canvas.
It is encouraging out-of-the-box thinking, and it wants to create something
truly unique at the Jersey
Shore. The vision
outlined by the redevelopment team at a Press editorial board meeting last
week was sketchy. But it touched on the right themes — being true to
the oceanfront's historical and musical roots, keeping the boardwalk
family-friendly and establishing a destination that will appeal to people
of all age and income groups. It's important that Asbury Partners and
Madison Marquette not deviate from those goals.
Asbury Partners says it is intent on turning the oceanfront,
including the boardwalk's five pavilions, into a year-round attraction.
That's a tall order. It will be able to pull it off only if the focus is on
entertainment that can't be found elsewhere — music clubs and theater
venues, high-tech arcades and game rooms, unique dining experiences,
arts-related museums and a variety of attractions for families.
Can it be done? Madison Marquette recognizes it will be a
challenge. But it's reassuring that a group with solid credentials will be
devoting considerable resources to come up with a marketable formula
— one sure to be enhanced by Rockwell's creative flair.
